Position Overview
The Fit-Out Project Director will be responsible for leading and managing the delivery of multiple commercial fit-out
and construction projects from initial concept and design through procurement, construction, authority approvals,
handover, and opening.
The role requires strong leadership, technical knowledge, commercial awareness, and the ability to manage
multiple projects, contractors, consultants, landlords, suppliers, and internal stakeholders across different
locations.
Key Responsibilities
1. Project Leadership & Delivery
• Lead the end-to-end delivery of fit-out projects, ensuring projects are completed on time, within budget, and to the
required quality standards.
• Establish project objectives, programs, milestones, budgets, and delivery strategies.
• Manage multiple projects simultaneously across different locations.
• Monitor overall project progress and take corrective action where required.
• Ensure projects are delivered in accordance with approved designs, specifications, and company standards.
• Lead project handover, snagging, testing, commissioning, and opening processes.
2. Design & Technical Management
• Review and approve architectural, structural, MEP, HVAC, fire & life safety, and specialist designs.
• Coordinate with design consultants, landlords, contractors, and specialist suppliers.
• Ensure designs are practical, cost-effective, and aligned with operational requirements.
• Review BOQs, specifications, shop drawings, material submittals, and technical proposals.
• Identify design risks, clashes, and constructability issues at an early stage.
3. Authority Approvals & Compliance
• Oversee the authority approval process and ensure all required permits and approvals are obtained before
commencement and handover.
• Coordinate with consultants, government authorities, landlords, and company representatives.
• Ensure projects comply with applicable building codes, fire & life safety requirements, health and safety
regulations, and local authority requirements.
• Monitor the status of building permits, Civil Defense approvals, municipality approvals, utility approvals, and other
relevant permits.
4. Commercial & Cost Management
• Take overall responsibility for project budgets and CAPEX.
• Review and negotiate contractor and supplier quotations, BOQs, variations, and claims.
• Identify cost-saving opportunities without compromising quality or project requirements.
• Monitor project expenditure against approved budgets.
• Ensure variations and additional costs are properly assessed, justified, and approved.
• Support procurement and commercial teams in contractor and supplier negotiations.
5. Contractor & Consultant Management
• Lead the selection, appointment, and performance management of contractors and consultants.
• Establish clear project expectations, deliverables, programs, and reporting requirements.
• Monitor contractor performance, productivity, quality, resources, and progress.
• Resolve contractual, technical, and operational issues.
• Ensure contractors maintain appropriate manpower, materials, equipment, and resources to meet project
deadlines.
6. Procurement & Supply Chain
• Coordinate with procurement teams to ensure timely sourcing and delivery of materials and equipment.
• Identify long-lead items and establish appropriate procurement strategies.
• Monitor supplier manufacturing, delivery, installation, and commissioning schedules.
• Ensure materials and equipment comply with approved specifications.
7. Project Planning & Reporting
• Develop and maintain master project programs and critical-path schedules.
• Monitor project milestones and identify potential delays.
• Prepare regular management reports covering progress, cost, risks, approvals, procurement, and key issues.
• Escalate critical risks and delays to senior management with clear recommendations and recovery plans.
